To manage the engineering cost of demonstrating savings for small buildings of a national client, PECI developed a method for estimating energy savings for a group of small commercial buildings with similar occupancy based on local climate.  The client is applying the same basic package of measures to each of about 3,000 buildings via a centralized EMS control system.  The buildings are in all US climate zones and are served by multiple electric utilities.  The buildings range in size from 2,000 SF to 10,000 SF and use both electric and fossil fuel heating. 
 
This presentation shows how electric and natural gas bills were used to create a calibrated eQuest model that fit within 90% of the average annual and monthly energy use of a group of buildings served by a single utility in the same basic climate zone.  The model simulates the electric and gas usage with each measure sequentially applied to the prototypical building.   Savings per square foot are then applied to each building to get site specific savings which are submitted to the local utility.
 
The presentation then shows how utility bills before and after the EMS measures are used to determine actual energy savings for the group of buildings for M&V.  The model savings are compared to the change in electric bills.
