Climate Benefit Increment Financing: A new prosperity engine for developing high performance cities

These days, the market can easily produce a LEED Silver project, but it’s far more difficult to achieve a Living Building Challenge project within mainstream economic models.  How might we turn this dilemma around to create a formula that transforms high-performance development into an economic incentive?  The Lloyd Crossing Urban Design Plan broke new ground in providing metrics to address the gap between an urban neighborhood’s green potential and actual opportunities to realize it according to current development models. Evolving this line of thinking, our expert panel will explore a new set of equations to help close the gap. Presumed unattainable – the “Holy Grail” of smart growth – Climate Benefit Increment Financing looks at catalyzing profitable deep green development by making future savings available at the outset.  With this new model, however, patient capital based on high-performance outcomes could help to transform neglected property into valuable commercial real estate that in turn repays the initial investment. Establishing a framework for coalescing public, private, and government interests and entities, Climate Benefit Increment Financing is poised to usher in a new era of collaboration between designers and developers, together providing a healthier future for communities and the environment.

Bert Gregory

Bert Gregory FAIA has led Mithun to national recognition for concept-based, environmentally intelligent design. He is renowned as an expert in the development of resource-efficient structures and communities, and serves as a national leader, speaker and advocate for sustainable building and urbanism. His perspective reaches beyond traditional architecture, merging science and design to create lasting places for people. Bert serves on the USGBC LEED® Neighborhood Development core committee and Washington Clean Technology Alliance steering committee.


Molly McCabe

Molly McCabe is the founder and president of HaydenTanner, a firm focused on the nexus of environmentalism and profitability. She guides corporations and entrepreneurs through the land mines of the “Green Revolution,” helping businesses maximize their financial returns by investing in sustainability and energy efficiency. Molly has more than 20 years of experience in real estate finance, business development, strategic planning, mergers, acquisitions and divestitures.
